My name is Glyn Rosser, let me introduce my company’s Building Project Management Service called A4 KerbAppeal, based locally in Grosvenor Road, Caversham, Reading.  My firm specialise in efficient and surprisingly affordable building and renovation work in the Reading, Caversham and Henley-on-Thames and surrounding areas.   We offer a truly economical Project Managed service that will cost you less than any other form of construction.  

We are known to specialise in beautiful period extensions and renovations, but we undertake all types of work on buildings of all ages and designs including new buildings, basements, lofts and even office fit-outs.

This firm’s services differ starkly when compared to a ‘builder’. A builder will look to maximise income from work wherever possible (usually in the form of ‘extras’).

We have the opposite remit; to complete projects for the least possible spend for a pre-agreed (fixed) management fee.

We provide a comprehensive estimate and plan of the proposed works, detailing costs, build duration, cash-flow and target dates, so you’ll have an in depth understanding of your project before you start.

With the exception of a booking deposit, all monies are paid in arrears, not in advance.

As your project manager, I will control and oversee every detail of your building work from ordering materials to instructing trades, and checking/approving their work.

As an A4 KerbAppeal customer, you'll be entitled to our own trade discounts (10-73%) at over 20 merchant accounts we maintain, and access to trade labour rates.  This means you’ll pay much less for materials and labour used in your project.

Each week we will submit site accounts in the form a ‘Progressive Build Record’ detailing the origin, date, content and amount of every invoice, so you can follow progress week by week.

A standard building quote will include contingency sums to absorb unplanned construction costs, errors or other factors. Typically, these will range from 7-15% or more, of the project value, dependent on the nature of the project. Therefore a customer pays for these regardless of whether they occur or not-this equates to thousands of pounds per project, that a building companywill keep, even if there are no unexpected costs.  With our Project Management Service, customers only pay for those unplanned costs that do occur.

Most materials included within a building firm's quote will have been calculated at the required amount, plus 10-20%, to avoid under-estimating these costs.   However, only the correct quantity will, in the end be ordered by the firm, costing thousands less than estimated for - and the customer pays out again.  In addition to this, a building firm will have added a builders margin. 
With our Project Management Service, customers pay only for those goods and materials ordered-at our trade prices, without a margin of any kind.  Our customers know this, because they pay as work progresses against the supplier/tradesmen's actual invoices-site accounts are absolutely transparent.

Our Project Managed services are hugely cost effective because risk remains with the customer-so we make no charge to cover risks, and the customer in turn saves thousands of pounds on an average instruction.  Technically, our customers are 'self building' under our guidance and site control, whilst benefitting from our firm's considerable trade discounts and contacts.

The efficiencies of a managed construction project will ensure your work is completed at trade cost, plus a fixed management fee - it’s as simple as that.

 

       We offer three principle services:

  • Full project management.
  • Project management +    
  • Fixed price construction.  

Project Managing: We can project manage any build or renovation, using tested contractors and our many trade accounts (including discounts of up to 70%) to deliver a construction program at cost price.  To this we add our project management fee-ensuring you know exactly how much profit you are paying-altogether a fantastic saving. 

Price Management +: So confident are we in completing tasks within budget, we offer a price promise (subject to property).  We will pay 50% of any budget overruns, in return for receiving 50% of any budget under spend.  Its as simple as that.  KerbAppeal are unique in that we are not aware of any other building or construction company offering the same terms and value for money.
 
Fixed Price Construction: This option ensures you know exactly what your construction project will cost - but is always more expensive than a Project Management program, as allowences must be made to cover all eventualities.
